Home Info Packs (HIPS)

What Is A HIP?

A Home Information Pack, Commonly referred to as a HIP, is requuired when you are selling a property with 3 bedrooms or more.

The HIP contains documents which the government believe will assist in cutting fuel bills and reducing carbon omissions.

They also believe that HIPs will speed up the house buying and selling process (Although this claim is Debatable!)

 

What's in a HIP? 

The following documents must be included as part of a Home Information Pack.

  • HIP Index
  • Energy Performance Certificate
  • Sale Statement
  • Local Authority Search
  • Drainage Search
  • Evidence of Title
  • Additional Leasehold Documents (If leasehold)

 

The following documents can be included as part of a HIP:

  • Home Condition Report (Similar to a Survey)
  • Legal Summary
  • Home Use / Contents Form
  • Other Documents (Such as additional searches, guarantees, planning documents etc.)


Who is responsible for the HIP?

The person who markets the property is legally required to ensure a HIP has been obtained.
